After the offer is accepted, the buyer submits an earnest money deposit, which is held by the title company or brokerage. This deposit shows good faith and becomes part of the buyer’s down payment or closing costs at settlement.

Title Work & Seller Documentation

The title company begins researching the property’s legal history to ensure a clean transfer of ownership. Sellers typically need to:

  • Complete a Seller’s Disclosure (if not already done)
  • Provide payoff information for any existing mortgage
  • Clarify any liens, encumbrances, or estate-related documentation
  • Confirm property tax and utility details

The goal is to ensure all title issues are resolved before closing.

Buyer’s Inspection & Negotiation Period

During this stage, the buyer completes their inspection and may request repairs or credits. You’ll have the opportunity to review the requests and decide what you’re willing to address. Your agent will help you evaluate which items are reasonable and which may be negotiated.

Appraisal & Mortgage Approval

If the buyer is financing the purchase, the lender orders an appraisal to verify the home’s value. Once the appraisal and underwriting are complete, the buyer receives a “clear to close,” which is the final mortgage approval needed to move forward.

Occupancy Planning

If you need extra time in the home after closing—or if the buyer needs early access—your agent may help negotiate a temporary occupancy or possession agreement. These agreements outline timelines, payments (if any), and responsibilities for both parties.

Closing Preparation

As closing approaches, your agent and the title company coordinate final details such as:

  • Scheduling the closing appointment
  • Confirming prorated taxes and utility information
  • Verifying repair receipts (if repairs were agreed upon)
  • Reviewing the final settlement statement (ALTA/CD)

Sellers typically bring a photo ID and keys/access devices to the closing.

During this phase, communication is key. Your agent will stay in touch with the buyer’s lender, title company, and the other agent to ensure deadlines are met and any issues are addressed promptly.
