resources for Sellers & Homeowners
Throughout the home selling process, you may need to work with a variety of service and settlement providers — from cleaners and contractors to title companies and movers. We’ve curated a list of trusted professionals to help simplify your preparation and closing, but you’re always welcome to choose any providers you prefer.
If refinancing is on your mind, we recommend starting with financial institutions where you already have a business relationship, like the bank where you have checking or savings accounts, or other companies where you’ve secured financing in the past.
Home inspections are a standard part of the selling process, and most buyers will hire a licensed inspector to evaluate your property. While sellers are not required to complete every repair noted in an inspection report, understanding common findings and preparing the home in advance can help minimize surprises and keep negotiations smooth. We’ll help you anticipate what inspectors typically look for and decide how to respond if repair requests arise.
Title companies manage the closing process for real estate transactions by verifying that the property’s title is clear, issuing title insurance, handling the transfer of funds, preparing legal documents, obtaining notarized signatures, and recording the sale with the county registrar. As the seller, you’ll work closely with the title company to provide payoff information, resolve any title-related questions, and review your final settlement statement. You are free to choose your own title company, and once selected, we’ll coordinate with them to ensure a smooth, timely closing.
As you prepare for your move, you’ll need to schedule the stopping, transferring, or starting of essential utility services such as gas, electric, water, cable, and internet. Coordinating these changes can be time-consuming, but Utility Connect simplifies the process by helping you compare providers, review special offers, and set up or discontinue services in one convenient platform. It’s an easy way to ensure everything is handled smoothly as you transition out of your home.
A home warranty can provide added peace of mind during the selling process and for the buyer after closing. American Home Shield offers optional coverage during the listing period, which can help protect you from unexpected repair costs while your home is on the market. After the sale, many buyers appreciate having a home warranty for their first year of ownership—especially for older homes or properties with aging systems and appliances. While not required, offering a home warranty can make your home more appealing and help reduce concerns during negotiations.
General home warranty coverage from plumbing to appliances.
Additional coverage for emergency home repairs.
You have the right to choose any service providers you prefer during your real estate transaction.
This may include lenders, title companies, inspectors, contractors, and other professionals who support the sale of your home. While we provide a curated list of local providers as a convenience, these recommendations are not endorsements, warranties, or guarantees of performance, pricing, or availability.
We strongly encourage all consumers to independently review and compare service providers, programs, and fees before making any selections. You are never required or obligated to use any provider we suggest.
A separate disclosure—including information about affiliated business relationships, if applicable—will be provided for your review and signature during the transaction.
